For houses built before about 1950 where an inspector, agent or electrician has found knob-and-tube. The scope begins with identifying energized circuits and deciding what will be replaced. Whole-house rewiring

For houses where most circuits are original — knob-and-tube, ungrounded cloth cable, or aluminum — or where a lender, insurer or remodel requires a fully rewired house. With or without a panel replacement or a 200-amp service upgrade coordinated with your utility (Evergy, the Kansas City, Kansas Board of Public Utilities, or Independence Power & Light). Why older Kansas City houses are a specialty

One in five housing units in Kansas City, Missouri was built before 1940 — 52,273 of them. Kansas City, Kansas is the same, and nearly half of its housing predates 1960. Those houses usually have plaster-and-lath walls, floored attics, and wiring that has been added to by generations of owners. Rewiring them well is a different job from wiring a house built in 2005. What that means in practice:

  • Circuit tracing establishes the scope. Many Kansas City houses were partly rewired decades ago. Distinguish energized circuits that need replacement from abandoned wire on the joists.
  • Plaster is handled as plaster. Access holes go at box locations and behind trim, cut with tools that don’t shake the lath loose, and the estimate says in writing who patches and to what finish.
  • The permit goes to the right city. Kansas City, Missouri; Kansas City, Kansas; Independence; and each Johnson County city issue their own permits (the Johnson County cities under a county-wide contractor license), and the cities are on different editions of the electrical code.   • Lead-safe work in pre-1978 houses. Cutting painted plaster beyond a small threshold is regulated work under federal and Kansas rules; identify the appropriately certified firm responsible before work begins.
  • Keep the paperwork. Permit number, final inspection record, itemized invoice naming the circuits replaced, and an accurate panel directory — agree in writing which documents will be supplied at completion.
